Located minutes from major US transport corridors of I-4 and I-75.
The Tampa Bay/Orlando I-4 Corridor region is home to Florida’s largest concentration of distribution centers, with 400 million square feet of DC warehouse capacity. These include a diverse mix of tenants involved in the distribution of a wide variety of products, everything from retail, e-commerce, food & beverage, to energy products, and construction & building materials.
Due to Port Tampa Bay’s proximity, companies enjoy significant savings in their supply chain/distribution costs averaging $800 per container, as truckers can do three or more round trip deliveries per day to their DCs, versus only one per day if they used more distant east coast ports.
Distribution centers along the I-4 serve the entire state of Florida and reach into markets throughout the Southeast and beyond, due to competitive northbound trucking rates.
The Central Florida region is also one of the hottest industrial real estate markets in the country and has become the state’s hub for distribution, logistics and manufacturing. The region is home to close to half of Florida’s population of 21 million residents, and welcomes a majority of the more than 126 million tourists who typically visit every year.
